Overview

Lead Work: what it is and when you need it

What it is

Lead work is the shaped lead that seals the joins on a roof: flashings where the roof meets chimneys and walls, valleys where two slopes meet, and details around dormers, skylights and bays. It's dressed to shape on site so water is guided away from the gap.

Who it's for

Homeowners and commercial property owners across Newcastle, Morpeth, Ponteland, Blyth and Northumberland with leaks around chimneys, walls, dormers or valleys, or with old lead work that's split, lifted or gone missing.

When it's needed

Get your lead work checked if you have damp next to a chimney or along a wall below the roof, if lead looks split, lifted or loose from the ground, or if any lead has gone missing.

Why use a professional roofer

Lead needs to be cut, shaped and fixed correctly to allow for expansion and contraction. Poorly fitted lead splits or pulls out of the wall, and the leak comes back. Experienced roofers know how to dress it to last.

The cost of waiting

What happens if it's ignored

Small failures in lead work cause some of the most stubborn roof leaks.

Leaks at chimneys and walls

Water runs down the face of a chimney or wall and gets in where the flashing has failed.

Hidden timber damage

Water entering at valleys and joins soaks the timbers beneath, often unseen until it's serious.

Splitting lead

Lead fitted in pieces that are too long can split with temperature changes, opening a gap.

Missing lead

Lead that has been removed or blown loose leaves an open path for water.

Common mistakes to avoid

  • ✕Replacing lead with mastic or sealant that cracks within a season or two.
  • ✕Patching a split with tape instead of renewing the section.
  • ✕Repointing a chimney without checking the flashings.
  • ✕Assuming a leak by a chimney is the chimney itself, when it's the lead.

In detail

Lead Work explained

Chimney and abutment flashings

Where a roof meets a chimney or a wall, a stepped or straight flashing is chased into the masonry and dressed down over the roof covering. Underneath, soakers may be fitted between slates or tiles. Together they stop water running into the join.

Lead valleys

A valley is where two roof slopes meet in an internal corner. It carries a lot of water, so a lead-lined valley needs to be correctly sized and fixed. Damaged or undersized valleys are a common cause of leaks on older roofs.

Dormers, bays and other details

Dormer cheeks and tops, bay window roofs and skylights all rely on lead to seal their edges. We renew lead in these areas as part of repairs or new roofs, on homes and commercial buildings alike. See our chimney and roof repair pages for related work.

FAQs

Lead Work questions

How much does lead work cost in Newcastle or Morpeth?

+

Every roof is different, so we don't publish set prices. What we do is come out, survey the roof for free and give you a clear, no-obligation quote with photos of what we found. You know the cost before any work starts, and there's no charge for the visit.

What warranty do you give?

+

Our work is backed by a warranty of up to 20 years. We'll confirm the warranty that applies to your specific job in your quote, so you know exactly what's covered before you agree to anything.

Are you available out of hours and at weekends?

+

Yes. CJroofing is available 24 hours a day, 7 days a week. If you have a leak at midnight or storm damage on a Sunday, call 07861 498780 and speak to us directly.

Which areas do you cover?

+

We're based in Morpeth and cover Newcastle, Morpeth, Blyth, Ashington, Sunderland, Lynemouth, Ellington, Cramlington, Bedlington, Ponteland, Pegswood and the surrounding North East.

Why not just use sealant?

+

Sealant can be a short-term patch, but it cracks with weather and temperature changes. Properly fitted lead is the lasting fix.

My leak is next to the chimney. Is it the lead?

+

Often, but not always. It can also be the chimney masonry. Our inspection and photos will show where the water is getting in.

Can you replace stolen lead?

+

Yes. We can renew missing lead so the roof is watertight again.
