Overview

Fascias & Soffits: what it is and when you need it

Timber soffit boards with white guttering and downpipe under a roof overhang

What it is

Fascias are the boards along the edge of the roof that the gutters fix to. Soffits are the boards underneath that close off the gap between the fascia and the wall. Together they form your roofline and protect the ends of the roof timbers.

Who it's for

Homeowners and landlords across Newcastle, Morpeth, Cramlington, Bedlington and Northumberland with rotten, flaking or damaged roofline boards, plus commercial buildings with the same issues.

When it's needed

Look for peeling paint, soft or crumbling timber, boards that are bowing or coming away, gutters that won't stay level, or signs of birds and pests getting in under the roof edge.

Why use a professional roofer

Roofline boards sit right at the junction of the roof, gutters and walls. Replacing them properly means working with the bottom row of slates or tiles and the gutters, which is roofing work.

The cost of waiting

What happens if it's ignored

Failing roofline boards let problems in at the edge of your roof.

Rafter end rot

Water getting behind rotten fascias can reach the ends of the roof rafters.

Loose gutters

Gutters can't stay secure on soft fascia boards, leading to sagging and overflow.

Pests and birds

Gaps in damaged soffits let birds, wasps and vermin into the roof space.

Damp at the eaves

Water running behind the gutter line soaks the top of the walls.

Common mistakes to avoid

  • ✕Painting over rotten timber instead of replacing it.
  • ✕Fitting new gutters onto rotten fascias.
  • ✕Ignoring gaps in soffits where birds or pests get in.
  • ✕Replacing boards without checking the timbers behind them.

In detail

Fascias & Soffits explained

Fascia boards

Fascias are fixed to the ends of the rafters and carry the gutters. Timber fascias on older homes often rot from the back where water gets behind the gutter. Replacement involves removing the gutters, taking down the old boards, checking the rafter ends and fitting new boards.

Soffits and ventilation

Soffits close off the underside of the roof overhang. They also play a part in roof ventilation on many homes, helping air move through the roof space to reduce condensation. We'll look at ventilation as part of the job.

Roofline work alongside other jobs

Roofline replacement often goes hand in hand with gutter work, dry verge systems or a new roof. Doing them together can save on access and disruption. See our gutters and dry ridge and verge pages for related work.
